02 / Our Services
Six services covering the full chain — from initial scoping through to independent post-decontamination verification. Each one stands alone. Each one fits with the others.
01 · For Buyers · Sellers · Agents · Yards
A scoping visit to assess the property or vehicle for indicators of contamination — staining, residue patterns, ventilation pathways, history flags — before committing to full lab testing. Used when you need to know whether to proceed with a sale, lease, or auction. All attendance is discreet: unmarked vehicles, plain clothes, no signage.
02 · For Pre-sale · Pre-lease · Pre-auction
NATA-accredited laboratory analysis of wipe samples taken at scientifically determined locations using the NIOSH 9111 method. The result is the report your lawyer, insurer, and disclosure obligation rest on.
03 · For Confirmed contamination
Specialist treatment of meth residue using approved oxidative chemistry under controlled containment. Regular cleaning chemicals don't break meth down — they spread it. This is a chemistry process performed by trained operators, not a clean.
04 · For Deep or penetrated contamination
Where chemistry alone won't reach — gyprock, carpet, ceiling cavities, vehicle upholstery, ductwork — controlled physical removal and replacement of contaminated materials under containment. Staged to return the property or vehicle to compliant condition with the least disturbance.
05 · For Disclosure · VCAT · Insurance
A bound, defensible report with sample locations, laboratory results, chain of custody, and methodology references. Where applicable, includes a signed clearance certificate against the 0.5 µg/100cm² Australian threshold. Accepted at VCAT, by insurers, and on property disclosures.
06 · For Post-decon clearance
Independent re-sampling and analysis after decontamination to confirm levels are below the Australian threshold. A clearance is only as good as the verification — which is why this is performed and reported as a separate service, not bundled into the decon job.
Every job documented for VCAT, insurance, and property disclosure.
Methamphetamine residue is oily, microscopic, and bonds to porous surfaces — paint, plasterboard, carpet, timber, ceiling cavities, vehicle upholstery. Standard cleaning chemicals don't break down meth molecules; they spread them. Hiring a regular bond cleaner, detailer, or handyman to address a contaminated property or vehicle is worse than doing nothing — it can create a false sense of safety, destroy evidence needed for an insurance claim, and make your legal position harder to defend.
Australian Voluntary Code of Practice · Only trained operators using approved oxidative chemistry
Even low-level meth contamination affects new occupants. Commonly reported symptoms include headaches, nausea, breathing difficulty, sleep disturbance, skin and eye irritation, and behavioural changes in children. Effects are usually more severe in children, the elderly, pregnant women, and people with asthma or respiratory conditions. Symptoms often go undiagnosed for months because new occupants don't suspect the property — or the recently-purchased vehicle — as the cause. By the time the connection is made, exposure has already happened.

Sellers and landlords in Victoria have disclosure and habitability obligations. Knowingly transferring a contaminated property or vehicle without disclosure can expose you to claims at VCAT, civil action for damages, insurance refusal, and regulatory penalties. "I didn't know" stops being a defence the moment a buyer or tenant tests and finds out you should have. A documented inspection before transfer protects sellers, landlords, property managers, and agents. Not having one — when you reasonably could have — is the actual risk.
We provide the documentation that holds up.
If the same hand that tests also signs off on the clean, the report loses its weight at VCAT, with insurers, and with buyers. SafeTrace offers both inspection/testing and decontamination — but never bundled. Each engagement is scoped, quoted, and reported as a standalone service, and post-decontamination clearance testing is performed independently of the decontamination work. Where a fully arms-length verification is required, we'll coordinate a separate accredited party for the clearance sampling. That separation is what keeps the documentation defensible.
Independence preserved · No bundled conflicts · Defensible documentation
04 / How It Works
A transparent decision tree. Tap any step to see what's involved and what it costs. You only pay for what your property actually needs — no bundled packages, no upsell.
The most common outcome — documentation accepted by insurers, agents, and VCAT.
Indicative pricing · Final fixed-price quote confirmed in writing before any work begins

05 / Accreditation
Every wipe sample SafeTrace takes is analysed by a laboratory accredited by the National Association of Testing Authorities (NATA) under ISO/IEC 17025. That accreditation is the reason our reports stand up at VCAT, with insurers, and on property disclosures — not because we say so, but because an independent body verifies the testing chain.

06 / Testimonials
A handful of recent engagements, in the clients' own words.
We were under contract on a Brunswick terrace and something felt off about the disclosure. SafeTrace had a tester on site within 48 hours and a NATA-backed report in our solicitor's inbox the following week. We walked away with our deposit intact.

Property buyer · Brunswick, VIC
Manage 60-odd rentals across the north-east. After a problem tenant moved out of a Heidelberg unit we engaged SafeTrace for a pre-lease screen. Clear methodology, fixed pricing, and a report that held up when the insurer asked questions.
David K.
Licensed estate agent · Heidelberg, VIC
Inherited a property in Frankston and had no idea what we were walking into. The team explained the process in plain English, didn't oversell, and gave us a clearance certificate we could hand straight to the buyer at settlement.

08 / What's at Stake
A single contaminated transfer can cost a vendor or landlord tens of thousands in VCAT orders, refused insurance, and remediation work. An inspection costs a fraction of that — and resolves the question before it becomes a claim.
09 / FAQ
Typically 60 to 90 minutes for a standard residential property. Larger homes and commercial sites are quoted on scope.
Standard turnaround is 72 hours from sample receipt at the NATA-accredited laboratory. Expedited turnaround is available on request.
Yes. Every report includes sample locations, chain of custody, NIOSH 9111 methodology references, and signed clearance against the 0.5 µg/100cm² Australian threshold where applicable.
Yes. We inspect, decontaminate, and certify vehicles — passenger, commercial, and dealership stock — using the same methodology.
Absolutely. We work with fleet operators, rental companies, and dealerships to batch-test multiple vehicles on-site or at your depot. Scheduling is coordinated to minimise downtime and keep your operation moving.
Passenger cars, SUVs, vans, buses, trucks, and heavy machinery. If it has an interior cabin or sealed space, we can sample and test it for methamphetamine residue.
A single vehicle typically takes 30 to 45 minutes. Fleet batches are scaled accordingly and can often be completed within a single business day depending on the number of vehicles and your location.
If contamination is detected above the Australian guideline of 0.5 µg/100cm², we provide a detailed remediation plan. This includes a scope of required cleaning, affected areas map, and a post-remediation clearance test to confirm the property is safe for occupation. We can also liaise directly with your insurer or property manager if needed.
A standard residential inspection starts from around $400–$600 depending on property size and location. Commercial sites, vehicles, and complex scopes are quoted individually. We provide a fixed-price quote before any work begins — no surprises.
Anyone buying, selling, leasing, or managing property in Victoria. This includes homebuyers, real estate agents, landlords, property managers, social housing providers, and vehicle fleet operators. If you're about to sign a contract or take possession, an inspection gives you documented certainty.
Methamphetamine contamination occurs when the drug is smoked or manufactured indoors. Residue settles on walls, ceilings, carpets, and ventilation systems. It doesn't degrade quickly and can be absorbed through skin contact or inhaled. Even trace levels can cause health issues, particularly for children.
Common warning signs include persistent chemical odours (like ammonia or cat urine), stained walls or ceilings, excessive ventilation or sealed rooms, and a history of short-term or suspicious tenancy. However, many contaminated properties show no visible signs at all — which is why professional laboratory testing is the only reliable way to know.
No. All attendance is discreet. We use unmarked vehicles, our operators wear plain clothes, and we carry no signage that identifies the nature of the work. For occupied properties and tenancies, we coordinate access directly with you or your property manager to maintain privacy and avoid unnecessary attention.
